5/3/2013 In the News Create an Eco-friendly Home to Attract “Green” Buyers

COLUMBUS, OH (April 8, 2013) – With Earth Day two short weeks away, people will have a heightened awareness of where they can make a difference and do their part to help the environment. With regards to one’s home, there are many innovative ways to go green whether it’s using special building materials, recycling or saving energy. And, when it comes time to sell, these earth-friendly features help a home stand out amongst the competition.

This home, listed by Coldwell Banker King Thompson agent Patty Lamb, is a perfect example of a home that has many green features, and is conducive to a more sustainable life-style. The home was renovated to include a tank-less water heater, which can potentially save you anywhere between 20 to 30% off of traditional water heating costs. It also boasts a 95% energy efficient furnace which has the ability to recapture heat that is wasted in traditional furnaces through a process called “condensing”. A unique addition to the home that also adds visual appeal is the solar tube lighting, which are cylinders that bring natural light into your home. They are a great source of light for interior rooms without outside walls, require no electricity and are better insulated than skylights and regular windows.

Anyone can transform their home into a green home by making a few updates which can add both enticing new features and value to a home.

Update the Exterior with a Rain Barrel – To reduce water usage for watering lawns, plants and gardens, rain barrels are an affordable green solution that can be purchased for under $100.

Go with Low-Flow Bathrooms - Low-flow toilets and showerheads can reduce water consumption by as much as 50 percent, and modern versions see almost no reductions in water pressure.

Install Tank-less Water Heaters – Because they don’t store water and reheat it consistently, tank-less heaters can save up to 50 percent on a hot water bill. Even better, with a tank-less water heater homeowners will never be without hot water, since the coils of a tank-less heater warm the water as it passes through the system.

Update the Kitchen and Utilities with ENERGY STAR Appliances – The upfront cost for ENERGY STAR appliances will quickly be mitigated by energy savings. These appliances use anywhere from 10 to 50 percent less energy.

5/3/2013 In the News The Coldwell Banker King Thompson Offices Supports National “Shoes for Love” Fundraiser: Over 200 pairs of shoes were donated to orphanages in third world countries

COLUMBUS, OH. (April 22, 2013) – Coldwell Banker King Thompson agents and staff collected over 200 pairs of shoes in a short two weeks for the national “Shoes for Love” shoe drive organized by non-profit organization, Dando Amor . Rose Copp, real estate agent with Coldwell Banker King Thompson, spearheading the project in the Bexley office and was also able to enlist the help of Coldwell Banker King Thompson’s Arlington/Clintonville/Grandview Regional office and the Bexley/Eastmoor/ Berwick Realty Association to collect donations.

Dando Amor is an organization that was founded by a group of photographers who were inspired to give back to children in need across the world. After spending three years in orphanages throughout South America and Africa and realizing the increasing need for shoes, Dando Amor created “Shoes for Love.” This was the first year for the shoe drive which took place throughout the month of March.

Copp first learned about the organization when she came across information on Facebook and decided to take her curiosity one step further and visit the organization’s website. “When I read that over 160 million shoes are thrown out in the USA each year, I was shocked,” said Copp. “There are so many people in third world countries that are in need of shoes, and we take it for granted to have such a luxury. This is a cause that I knew the Bexley Eastmoor Berwick Real Estate Association and Coldwell Banker King Thompson agents and staff would get behind, and I am so proud that we were able to collect so many pairs of shoes in such a short amount of time!”

5/3/2013 In the News Coldwell Banker Residential Brokerage’s Tips for Creating a “Woman Cave”: A place where moms can check out from reality and check in to peace and quiet

COLUMBUS, OH (April 24, 2013) - Mother’s Day is right around the corner and Coldwell Banker King Thompson has the perfect gift idea- the gift of peace and quiet! Every woman, mother or not, should have a place in their home where they can take some time to themselves to unwind and do something they enjoy, whether that means reading a book, soaking in the bathtub, or planting flowers.

The first step to creating a “woman cave” in your home is to get inspired. Look through images of your dream home to get your creative juices flowing and see what is realistic for your personal space. Here are a few inspirational ideas to get started:

Create a cozy nook" To create a perfect place to cuddle up and read a book, knit or take a nap, the key is to look for a space in your home that is removed from noise and clutter. This can also be the perfect way to transform an awkward corner, windowsill or loft space into a comfortable area for a little relaxation. Some of the best spaces for a “nook” are next to a fireplace, near a large window filled with natural sun light, or even on your balcony.

The breakfast parlor in this home with breathtaking water views could not be a more perfect spot to escape to for “me time”. The five bedroom, 3 full bathroom home offers loads on natural light throughout and is listed by Coldwell Banker King Thompson’s Cook Yuhas Team for $1,175,000.

Enjoy a spa day: Every woman dreams of a luxurious spa bathroom in their home, so why not make your dreams come true? There are several do-it-yourself projects that can make you feel like you are away at a spa, such as replacing bath fixtures and faucets, painting the walls, updating your bathtub with a whirlpool spa, and adding natural materials such as teak, bamboo and stone to your décor. You won’t believe the master bathroom in this Bexley home renovated in 1992 by architect Stephen Schwartz. You truly feel like you are at a spa in this luxurious bathroom with double vanities, ample seating, and oversized bathtub. To top it off, the home also includes a heated swimming pool and tennis courts. No need to ever leave. It is currently listed by Coldwell Banker King Thompson agent Mike Carruthers for $2,495,000.

Create an outdoor oasis: Need some fresh air? Enjoy yourself while making the most of your outdoor space by planting a serene and tranquil garden. To get started, here are a few tips: choose an area that gets at least six hours of sunlight per day, plant a variety of flowers for a colorful display, and do your research before breaking ground . Also, plan ways to enjoy your outdoor oasis by incorporating outdoor furniture or a pond to create a comfortable place to hang out and enjoy the beautiful flowers.A look inside (and outside) this Sessions Village home will surprise you when you discover the unbelievable gardens and landscaping in the back yard. The home is currently listed by Coldwell Banker King Thompson agent Mike Carruthers for $845,000.
