Since 1986 Carol Aultman has been a full-time real estate professional earning numerous Coldwell Banker King Thompson, Columbus, Central Ohio and state awards for her sales achievements: Coldwell Banker International Diamond, Coldwell Banker Sterling Society, Pacesetter, Circle of Excellence, President's Council, and Quality Choice Awards. As a parent of three grown children (Lauri, Julie and Christopher), Carol has an understanding of the relocation needs of many transferees, from concerns about schools, community, recreation and the arts. She grew up in New England, lived in the Washington, DC, Philadelphia, PA, Charlottesville, VA, Rochester, NY areas as well as in Ohio in both Dayton (Yellow Springs and Xenia), and now Columbus (Westerville) for the past twenty years. Her emphasis is on personally listening to what the buyer or seller needs at this juncture in his or her career, helping each with lifestyle changes, from downsizing to building to retiring to vacation homes, taking time with each person.

As a real estate professional I try to assess the needs, time frame, price points, and features for each individual buyer or seller.  My philosophy is to do the research on the real estate market  where the buyer wishes to move and allow the customer to select those for us to preview together.  It's important for me to analyze a changing market so a buyer is best able to make good decisions on which property he or she wishes to negotiate to purchase.  If I'm the buyer's agent I can offer a range .  I can also recommend if the buyer might need to ask for help from the seller with closing costs or apply for special financing programs.  Presently there are some great options for first time buyers.

When assisting a property owner I try to be as objective as possible about current active listings, recent solds, and the direction the market is headed so that the seller can realistically price his property, prepare the home for a buyer's eyes, and anticipate the costs of selling.  My goal is to help the seller get the best price with the least inconvenience in the time frame that  the owner prefers.  If the owner is building a new home,  downsizing to a condo,  relocating to another state, it may be in the seller's interest to delay the closing...or speed it up...but the changing  real estate market determines the ideal price range for getting showings and eventually offers that result in a sale that's acceptable to both buyer and seller. 

Over the past twenty-three years my experience has helped me earn the trust of many clients:  buyers and sellers alike.  Referrals from satisfied customers are  the best recommendations  from assisting consumers in making one of their most expensive purchases.
