Jim Callihan, Realtor, is a Circleville, Ohio native having been born and raised in the local area.

I'm a divorced father of three children, two daughters and a son whom I lost to a terrible ATV accident at the young age of 18. He was the closest buddy I've ever had. My daughters are the oldest of the children. Mary Catherine is married and working in the lending industry and Erin Cathleen is a special education teacher and specializes in autism. Erin and her family moved back to Ohio from San Francisco after giving birth to my first grandson, Aidan Patrick. Now 19 months old, he's the bright spot in my life.

I enjoy woodworking and anything that takes me outdoors. I'm currently working on building a wood cedar strip kayak in my basement that I hope to share someday with my grandson. I ran a fishing charter on Lake Erie for almost 10 yrs. and loved the clients I met during that time. My late son grew up in that environment and shared many peaceful evenings on the water.

I hope to again get active in volunteering for Hospice or any service group that gives aid and comfort to the elderly, terminally ill and abused and violated persons. I'd like to have time to join the children's advocacy group in Pickaway county, and will try once I get some free time. Keeping active in my community and church groups is a priority of mine. Quality time with someone who needs companionship or a visitor once in a while goes a long way in how that person spends the rest of their lives.

I enjoy real estate for its involvement in community matters and personal sides of those in need of assistance in finding or selling a home. I take pride in being 'the one' who helped open the door for those who have had a previous bad experience or just had no luck at all in their searches. Having grown up in South-Central Ohio, and mostly farm and the Hocking Hills area, I take pride also in being able to expose the 'city life' to a more laid back and peaceful type of lifestyle of country or rural living. I consider myself quite knowledgeable of the areas I cover and invite those searching for a home away from the city to give me a call to help them in their searches. I've served two consecutive terms on the board of directors of the Pickaway County Board of Realtors.

Business Philosophy
My philosophy regarding my career in real estate is simply to do right by those that instill their trust in me. I strive to ensure that my clients leave the closing knowing that they've obtained the best representation to fulfill their needs, and can feel secure in knowing that I'll be there for them in the future.

Having grown up in South Central Ohio and the foothills of Hocking County, I consider myself quite qualified in helping those looking for a different type of lifestyle find a suitable home or building site in an area that best suits them and their visions of a 'dream home.' There seems to be a trend nowadays with those living in the city moving outward to more rural areas and a slower, safer environment. Some get a huge tax break by moving to a different locale as well as breaks in many other ways. Some benefits of living in these more rural areas are peace and quiet, beautiful scenery, lower crime rates and abundance of wildlife. I stay up to date on all the happenings and changes that take place in the areas I serve so that my clients can feel assured that they're getting the best qualified help for the job of helping them in their searches.

Experience
First licensed in the late '70's in Lorain County.  Renewed my license in 1999 and have worked full time in real estate for approx. 12 yrs. I enjoy working with both buyers and sellers.

Owned my own business as charter boat captain on Lake Erie for 10 years and use that experience and association with people to broaden my real estate business. I was office manager for nationally franchised real estate firm for over two years and currently enjoy working as a full time agent serving both sellers and buyers. I want to be your connection to the 'south of the city' real estate found in more rural and country settings that are becomming more and more popular with city dwellers. Many benefits come from moving out of 'the big city' like; lower taxes, lower crime rates, smaller classrooms in schools and many more.

Services Available
I offer all types of services to both sellers and buyers as well as seasoned investors needing a 1031 exchange, corporate write-off or trades of value.

I work with first-time homebuyers with counseling in financing and steps to take in buying that first home. I want those buyers to feel comfortable working with me and understand that I'm there to work for them and to help them in every step of the process to closing and beyond. My services and caring for my clients don't stop at the closing table but carry on as a friendship forever.

I work with bank owned properties to get the sellers their money back in the shortest time possible. I have a qualified crew that does all the necessary work to get a property ready for the market. From trashouts to roofing, plumbing and repairs, we stand ready to help my clients.

Buyers can rest assured that I'll take the appropriate steps to lead them through the process from home inspections to the 'final walkthrough' the day of closing to ensure that all is the same as bargained for.

Sellers are given the utmost care and consideration in privacy and keeping personal items secure. What is said at the listing table goes no further than between myself, the sellers and any attorneys who may be involved, unless otherwise stipulated by the seller(s) themselves. I pride myself in the weekly communications between myself or my assistants and the sellers to keep updated on the status of the listing, such as; call activity, advertising effectiveness, number of showings and any possible interest that may be or had been shown in purchasing the home.

Open houses are sometimes effective in slow markets. Those will be done according to current activity and need for more exposure.

TV ads are available and if the home meets certain criteria, I wll invest the time, effort and cost to make this happen if found to be needed.

For a small fee, I have a professional interior decorator who can, and will come in to evaluate how to most effectively position your furnishings to get the most benefit for showing the home. This sometime is necessary for open houses to create the 'ultimate atmosphere.'

Technology
I love technology, and prefer my clients have access to e-mail and keep in contact frequently by these means. I can keep you fully updated with less hassle, no need to make phone calls except to discuss an important item or immediate response.

Most of my forms are made to be handled by computer, sent to the main office by computer and respond to any other Realtor's office by computer.

E-mail is very effective and essentially a 'must have.'

I have Voice Mail that I check very frequently to keep up to date on messages sent to me when I'm  busy on the cell phone or can't be reached due to being out of range or in a meeting. This way, there is no excuse for me not to return calls or respond to your questions or suggestions.

I carry my laptop with me on most occasions in order to have immediate access to the home office for verification of any items that need  qualified or questions answered by the brokers themselves. Also, I can upload any material to the MLS that needs entered and / or deleted.
